Section 7 and 187 property searches

Section 7 and 187 searches provide information on a particular property:

  • Section 7 (full) searches consist of:
    • a rates certificate, which shows rates levied for the year and any outstanding rates balance.
    • a property certificate, which provides information relating to the land such as zoning, development approvals and outstanding notices or orders.
    A certificate of title is required to conduct a section 7 search.
  • Section 187 (rates only) searches consist of a rates certificate which shows rates levied for the year and any outstanding rates balance.

Who can request a search?

Section 7 and 187 searches can only be ordered by or on behalf of a person who has an interest in land. This includes:

  • the owner of a registered estate or interest in the land
  • an occupier of the land
  • a person who has entered or declares to the Council that he or she proposes to enter into a contract to purchase the land
  • a mortgagee or prospective mortgagee of the land.

Conveyancers or interested parties need to register for this service before being able to log in.

Once your registration application has been verified by us, you will be emailed a link to activate your account. This will usually occur within 24 hours. If we require further information to verify your account, we will contact you.

Frequently asked questions

You will need to be registered user to order a search.

  • Enter your account user name and password at the login page.
  • Select submit search request.
  • Read and accept the terms and conditions.
  • Select the search type.
    • For section 7 (full) searches (urgent or non-urgent), the certificate of title for the property is required to be uploaded.
    • For free section 187 (rates only) updates, you need to enter the certificate number and the date of your original request (original must be less than 3 months old and in the current financial year).
  • Enter your own relevant reference details in the 'Your Reference' field and then email delivery address (this can be different from your login email address).
  • Search the address.  Please check the certificate of title volume and folio carefully. We recommend searching via the land tab and using the title reference number.
  • Confirm the information summary then proceed to the shopping cart.  Additional searches or deletion of searches can be done at this stage prior to payment. Payment email address can also be different from the login email address or the email delivery address.

The section 187 (rates only) search will be emailed to the original email that the account was created with, unless you changed the email address during the order process. If you made no change to the email address, then please check the registered email inbox.

Please check your spam/junk inbox for our return email. Emails will be sent from noreply@campbelltown.sa.gov.au and will have your search request as an attachment in the email. Please change your spam settings to allow these emails through.

If you still cannot find the email, please contact us to confirm it has been sent.

Please ensure you are not requesting the updated section 187 in a new financial year. Searches are only valid for the financial year that they are ordered in. We can only offer you an update up until 30 June.

Also ensure you were the original party requesting the search. If the original was ordered by someone else, they will need to order the update on your behalf.

These properties are known as tenancies and for example, each shop within the complex or each unit within the aged care facility are individually rated. The property can only be sold as a whole as it will usually be on only one certificate of title.

In this case, you will need to order a separate section 187 (rates only) search for each tenancy. When submitting an application, you are required to select each tenancy individually and complete the rates search request.Please note that you can wait until you have completed all of your requests before checking out your shopping cart.

To receive the section 7 information, please order a full or urgent full search on the tenancy header or parent property. This full search will contain all the relevant information on every property for this certificate of title.

As long as there is only one property with one assessment number, you can follow the normal process for ordering a full or urgent full search. You will need to upload all relevant certificates of title.

If you have tried searching using the property address and it does not return a match, try using the land tab to search and enter in the certificate of title number. Please ensure the legal description matches your certificate of title before continuing your request.

No, we do not offer refunds for ordering the wrong property search.
