What is a Land Division

A land division is the process of dividing blocks, moving boundaries or amalgamating existing properties.

What type of Land Divisions are there

South Australia has three forms of title, all of which can be achieved by land division. The most common form of title is Torrens Title.  The other two forms are Community Title and Strata Title. Each form of title has different requirements and restrictions. Council recommends advice be sought from a Certified Surveyor to determine which form of title is most appropriate.

Who approves Land Divisions

In most cases, land divisions are assessed and approved by Council. An application must, however, be lodged with the Development Assessment Commission. The Development Assessment Commission then forwards your application to Council for approval and relevant government agencies (such as SA Water, ETSA) for comment.

How much does a Land Division cost

The cost of a land division can vary depending on access to essential services and the number of additional allotments being created. Council recommends that costs be discussed with a Certified Surveyor.

What rules apply to my Land Division

For residential land division within the City of Campbelltown, Council's Development Plan stipulates a mininum block size of 350 square metres. Consideration must also be given to the characteristics of the land such as slope, access and significant trees.
